FHOG pictureWhile the pendulum swung slightly in favour of sellers over the quarter to Jan 2015, market conditions in Australia as a whole remain balanced, according to the latest Commonwealth Bank-CoreLogic Home Buyers Index buyers.

In other words, supply and demand are roughly equal. A closer look at the figures, however, reveals that conditions vary greatly in different property markets around the country.

Why is this important?

Understanding whether you’re in a buyer’s or seller’s market can give you the edge when it comes to property negotiations. In a seller’s market, where demand is high, the seller can often negotiate a higher price. In a buyer’s market, where supply exceeds demand, the opposite is true.

Improving Your Veda Score

There are a number of ways you can improve your VedaScore to help make your credit application look more attractive to lenders.

Make sure overdue debts aren’t recorded on your Veda credit report This can be done by paying loans and bills on time. For example, consider consolidating your debts in order to pay off any loans faster or to reduce fees associated with several individual loans. If you’re having trouble, consider talking to a financial counsellor or your credit provider to arrange a payment plan.

Moving house? Get in touch with all your credit providers (banks, utilities, phone company, ISP, etc.) to make sure bills are redirected to your new address.

Do your homework before you apply for credit, and only apply for credit when you need it. Making a number of applications for credit within a short space of time can reduce your VedaScore and make you seem less attractive to credit providers.

Regularly check your Veda credit report This helps to ensure no one uses your identity to obtain credit or to commit an identity crime.

It’s important to note that references to overdue debts are not removed from your file just because the debts have been cleared. They’ll still remain on your file for report for five years.

However, the relevant credit provider will update your credit file to reflect the fact that the debt is no longer overdue.

RBA Holds Cash Rate

The RBA has again chosen to leave the cash rate on hold, in spite of improving labour conditions and a hot property market.images[7]

The Reserve Bank has left the cash rate untouched at 2.5%. This  announcement echoed economists’ expectations.

Sharp rate, but high comparison – Is this loan right for You?

As all mortgage brokers are aware, lenders today are required to show comparison rates in advertisements for their home Interest Ratesloans as a way to try to establish the “true” cost of a loan.

The comparison rate combines both the interest rate, and the fees and charges relating to a loan over its lifetime, into a single annual percentage figure. The aim is to provide customers with an all-encompassing figure, so that they can compare “apples with apples when looking at loans from different lenders. RBA Holds Cash Rate for April

The Reserve Bank of Australia has announced the outcome of its monthly board meeting.interestratessavings2[1]

The central bank left the official cash rate on hold at 2.5 per cent as most experts had predicted.

However, it may not be long before interest rates start to rise.

Five economists from Commonwealth Bank, Commsec, HSBC, ING Direct and St George told finder.com.au that the cash rate would rise during the fourth quarter of 2014.

RP Data’s head of research, Tim Lawless, also said the Reserve Bank may have to lift rates in response to the latest housing market statistics.

Since I established the business in Alice Springs in 2009 I’ve got real satisfaction helping people buy their homes, assisting Territory businesses to grow by sourcing the best financial product and working with families to build property investment portfolios that will secure their financial future.
